3 Reasons to Sell a Home Soon

3 Reasons to Sell a Home Soon

What do you tell a client who asks whether to sell a house now or wait? Steve McLinden, real estate adviser with Bankrate.com, offers these three good reasons not to wait, even though the holidays are approaching:

1. The market is improving. Most markets have either turned or are close to turning.

2. All real estate is local. Homes in great locations are always in demand.

3. Spring is coming soon. Many potential buyers are starting their online searches right after the holidays, making mid- to late February a great time to start marketing.

Ready to get your home on the market? I also think that since a lot of buyers have time off work during the holiday season, now is the ideal time to put your home on the market! Contact me at sales@ashleywydra.com or 708-307-9616.

Recipe of the Month: November 2010

Overnight French Toast

This is a very easy breakfast/brunch dish that you prepare the night before and just pop in the oven in the morning! Of course, it's from my favorite recipe website, allrecipes.com! (http://allrecipes.com/Recipe/Overnight-French-Toast-II/Detail.aspx)

Ingredients:
2 tablespoons corn syrup
1/2 cup butter
1 cup packed brown sugar
1 (1 pound) loaf French bread, sliced
5 eggs
1 1/2 cups milk
1 teaspoon vanilla extract
1/4 teaspoon salt

Directions:

1. Combine the corn syrup , butter, and brown sugar in a small saucepan and simmer until the sugar has melted. Pour this mixture over the bottom of a greased 9x13 inch casserole dish.
2. Place the bread slices over the sugar-butter mixture in the dish. In a bowl, beat together the eggs, milk, vanilla, and salt; pour this mixture over the bread. Cover the dish and let it stand in the refrigerator overnight.
3. The next morning, preheat oven to 350 degrees F (175 degrees C).
4. Uncover the pan and bake for 45 minutes. Serve while hot or warm or the French toast will harden in the pan. It can be reheated.

This is such a great recipe and it's so perfect for having out-of-town guests this Holiday season and providing them with a gourmet breakfast! Let me know if you give it a try!

Garden Update: August 2010 - MUMS!!!

Hi there everyone,

I'm so excited that I've already gotten some Mums for my garden! I really love fall and am looking forward to also getting my mini pumpkin and hay bale for my porch! Anyways, here are some current pictures of my garden in August:

Here are two of the Mum plants on my porch.

Here are the other two Mum plants.

My sweet potato vine on my front porch has gotten HUGE!

I'm really excited about my new Venus Fly Trap! These plants are awesome and live in your house year-round.

All of the flowers in my garden have gotten huge and basically taken over!

My red bell peppers are looking good! Yum!

This plant has grown as large as a bush! It started as only a tiny plant in the spring when I bought it because I thought it looked cool.

My pretty purple flowers!

Well, that's my update for now. I can't wait until my Mums start blooming and I can get the rest of my fall decorations!

Recipe of the Month: Cookie-Brownie Bars

These cookie-brownie bars as I so cleverly call them are absolutely delicious and amazing! I made them once for a concert at the Ravinia and they were devoured. They have just the right amount of richness.

Cookie-Brownie Bars

Ingredients:
• 1 (18.25 ounce) package white cake mix
• 2 eggs
• 1/3 cup vegetable oil
• 1 (14 ounce) can sweetened condensed milk
• 1 cup semisweet chocolate chips
• 1/4 cup butter or margarine, cubed

Directions:
1. In a bowl, combine the dry cake mix, eggs and oil. With floured hands, press two-thirds of the mixture into a greased 13-in. x 9-in. x 2-in. baking pan. Set remaining cake mixture aside.
2. In a microwave-safe bowl, combine the milk, chocolate chips and butter. Microwave, uncovered, on high for 45 seconds; stir. Microwave 45-60 seconds longer or until chips and butter are melted; stir until smooth. Pour over crust.
3. Drop by teaspoonfuls of remaining cake mixture over top. Bake at 350 degrees F for 20-25 minutes or until lightly browned. Cool before cutting.

Next time you need a great snack for any event, you should seriously try this recipe. I'd love to hear your comments when you make them!!!

Article in the Wall Street Journal Online

Hey Everyone, So I was perusing through the Internet and reading stories about real estate when this one in particular caught my attention. The headline read "Redfin: Less Than Half of All Home-Sale Attempts Successful in ‘09". That's less than a 50% success rate! No wonder sellers are so hesitant to list their home in this economy! "A survey of seven major housing markets found that less than half of all attempts to sell a home in 2009 had, as of last Wednesday, resulted in a sale." (http://blogs.wsj.com/developments/2010/08/16/redfin-less-than-half-of-all-home-sale-attempts-successful-in-09/). When buyers see all these properties sitting on the market for so long without selling, they definitely should see opportunities for great deals. Not that they should take advantage of these desperate sellers, but many sellers are settling for lower offers just to get rid of their houses so they can move on. The good news for these distraught sellers is that they will luckily make up for some of that loss in their next purchase! Interest rates are so low right now so not only will they get a low interest rate on their mortgage, but they will also get a good deal on their purchase of a home. It really does all even out in the end. Here is data from Cook County: County Name Listings Activated in 2009 # 2009 Listings Sold % 2009 Listings Sold # Still Active % Still Active Cook County, IL 134,710 44,789 33.3% 7,893 5.9% Here's the link to the entire article: http://blogs.wsj.com/developments/2010/08/16/redfin-less-than-half-of-all-home-sale-attempts-successful-in-09/ - Ashley

Ashley's Garden Update: July 2010

Hey there everyone! I bet you've been wondering what's the latest update with my garden? You haven't...well, I'm going to tell you anyways! LOL!

Most of my plants are doing very well although I'm sad to say that my cilantro plant died due to all the heavy rains that we had. It drowned from too much water in the pot. I wish I could plant things in the ground, where they do so much better!

Here are some pictures from my garden:

These are some yummy veggies that I picked: grape tomatoes, yellow banana peppers, sugar snap peas, and green beans!

These are my green beans that I made for dinner after just being picked! They were soooo good with some butter and breadcrumbs!

This is my lantana plant that has gotten huge! It's doing so well in the ground!

This is my garden in the back, which also does very well every year. The in-ground sprinklers hit it just right and when it rains, it really saturates the area back there!

This plant has grown into a huge bush!

Here's a jalapeno from my plant. I plan on making this jalapeno cheddar potato soup that my parents had on a cruise and the waiter gave them the recipe for...yum! (recipe to come soon I'm sure!! lol)

Here are some yellow banana peppers on my plant. I want to make a relish with these for Italian sub sandwiches.

Here are some green peppers from my plant. I also have red peppers, which start out looking exactly like this.

Well, I hope you like looking at my progress! Sorry I couldn't figure out how to flip my pictures I'm starting to look forward to mums in the fall and mini pumpkins! But mostly pumpkin spice lattes!

Hey there! You absolutely have to try my favorite recipe for chocolate mousse...it's so delicious! It takes a little work, but it's definitely worth it in the end! It's from my Betty Crocker Cookbook!

Ingredients:
- 4 large egg yolks
- 1/4 cup sugar
- 1 cup (heavy) whipping cream
- 1 package (6 ounces) semisweet chocolate chips (1 cup)
- 1 1/2 cups whipping (heavy) cream

Directions:
1. Beat egg yolks in small bowl with electric mixer on high speed about 3 minutes or until thick and lemon colored. Gradually beat in sugar.
2. Heat 1 cup whipping cream in 2-quart saucepan over medium heat just until hot.
3. Gradually stir at least half of the hot cream into egg yolk mixture, then stir back into hot cream in saucepan. Cook over low heat about 5 minutes, stirring constantly, until mixture thickens (do not boil).

5. Beat 1 1/2 cups whipping cream in chilled medium bowl on high speed until stiff. Fold chocolate mixture into whipped cream. Pipe or spoon mixture into dessert dishes. Refrigerate until serving. Store covered in refrigerator.

Be ready to indulge yourself! Let me know if you make it...I'd love to know what you think!

New Phone: Motorola Cliq XT powered by Android

So after having plenty of issues with my T-mobile MyTouch and 3 exchanges later, T-mobile finally decided to replace my phone with a different phone all together. They sent me a Motorola Cliq XT. So far, I'm not gonna lie, I really like the phone...even more than the MyTouch. The only problem that I'm having right now is that it's on the 1.5 version of Android and the MyTouch was on 1.6. On the 1.5 version of Android, there is no navigation in Google maps. Being a real estate agent, I used that navigation on my MyTouch like it was going out of style!

All in all, it's a pretty neat phone. Being an avid Facebook junky, I like that there are a lot of social media tools on this phone. When someone calls or I call them, the contact's Facebook picture shows up on the phone! I like this feature because people update their Facebook pictures frequently and so I will always have a current picture of someone in my phone! Another pretty sweet thing is that there are 5 screens as opposed to the MyTouch's 3 screens. I definitely will be filling those screens up with my favorite apps and widgets!

My only complaint is that my contacts transferred over strangely and it will take me a little bit of time to perfect them.

Anyways, I am hoping that this phone will allow me to be an even more efficient Realtor!

The Housing Market: Supply and Demand

Remember that dreaded economics class back in high school or college? Supply and demand? Well, hopefully you paid attention to your professor, because economics plays a large role in the housing market.

Remember that as the demand for something goes up and the supply goes down, the value and price go up? And likewise as the demand for something goes down and the supply goes up because there's more available, the value and price go down?

Now in terms of the housing market, as the supply of housing went up and the demand fell, the values and prices fell. Many people do not think of the housing market in this way. All sellers think that their house is worth more than they paid for it, which isn't always the case. Since there are fewer buyers out there nowadays, they truly have the upper-hand in most cases. Once demand for housing begins increasing, we will see the supply decrease and the value and prices will begin to rise.

Recipe of the Month: June 2010 - Garlic Chicken Pizza

This is such a unique twist on pizza and is very light and refreshing! I hope you'll give it a try!

Ingredients

- 1 skinless, boneless chicken breast half
- 2 tablespoons butter or margarine, softened
- 2 cloves garlic, minced
- 2 tablespoons chopped green onion
- 1/2 teaspoon dried basil
- 1 (10 ounce) can refrigerated pizza crust dough
- 2 roma (plum) tomatoes, diced
- 1/2 cup chopped fresh cilantro
- 1/2 cup ricotta cheese
- 1/4 cup grated Parmesan cheese

Directions

Place the chicken breast in a saucepan with enough water to cover. Bring to a boil, and cook until no longer pink, about 20 minutes. Drain and cool slightly, then cut into strips.

Meanwhile, in a small skillet over medium heat, melt the butter with garlic, onion and basil. Pour into a chilled dish to cool, and refrigerate until set.

Preheat the oven to 350 degrees F (175 degrees C).

Roll out the pizza dough, place onto a pizza pan or other baking sheet, and spread the herb butter over the surface using the back of a spoon. Arrange chicken on top, then dot with ricotta cheese. Top with tomato slices, cilantro and Parmesan cheese.

Bake for 15 to 20 minutes in the preheated oven, until crust is browned and center is cooked through.

Some of the things that I did are use butter (I never use margarine) and added in some extra garlic because I love it! The ricotta cheese sounds strange, but is definitely a lighter cheese than mozzarella and gives it a unique texture!

I'd love to hear your thoughts if you make this dish!

Garden Update: June 2010

My garden is really thriving now and my herbs are getting really big! It smells amazing when you walk out onto my patio because of the cilantro and basil, especially. I also planted green beans and sugar snap peas from seed and they are huge already!

my herbs: basil, cilantro, peppermint, parsley, and chives. Please send me some good recipes for these!!!
This is my grape tomato plant! This is definitely my must-have every summer. Now that I have the basil, all I need is some fresh mozzarella for a yummy appetizer!!!

These are my HUGE green beans, started from seed less than a month ago!! They sprouted up so fast I couldn't even believe it!

These are my sugar snap peas, which also sprouted up super fast! They are beginning to vine up the tomato cage and I have since put additional stakes in the pot for them to grow up, too.

This is my 3-year old lavendar plant, started as a small plant no larger than a baseball!!!! It smells wonderful on my patio!

These are just some pretty purple flowers in my garden!

This is the planter on my front porch and the sweet potato vines are becoming really big already!

This is my favorite little doggie planter!

Well, I hope you enjoy seeing the progress of my garden! I'd love if you'd share some recipes for me to try with my fresh herbs!

Thunderstorms and Lightning Bolts

So during last night's heavy storms, I couldn't sleep at all! Buster, my 5 year-old cairn terrier is absolutely terrified of thunderstorms and was literally hyperventilating! Baxter, my one-year old cairn terrier was just walking around the bedroom, obviously also being kept up by all the noise outside.

I started thinking about how thunderstorms are nature's way of keeping us in check - meaning that they make us enjoy nice weather all the better. Then, I began relating this information to my real estate career - the rude, inconsiderate customers make me appreciate the grateful, friendly ones all the better! Sometimes, I think people are under the misconception that agents get paid a salary, which is not true. A lot of buyers don't feel any sense of loyalty to an agent and may work with many agents. It's a matter of convenience for them, as to who ends up getting the commission, even though the other agents may have dedicated hours of work to that particular buyer. Unless people have worked on commission before, they simply don't understand how it works or affects an agent who has spent countless hours working for them and doesn't receive a penny of income.

Of course, then there are the greatest buyers in the world who stay loyal to you no matter what and truly work with only you as their exclusive agent. Those are the best kind of clients to have. However, I must treat all my clients as though they are these wonderful buyers until they give me a reason to act otherwise. Getting stood up, betrayed for another agent, or simply used as a means to get information are all reasons that I'd be happy to let another agent deal with a particular buyer. Real estate agents don't go through all the training and classes, get their certification, take their continuing education classes and become professionals to be treated as any less than that! If I am not treated as a professional, then I'd rather let the client work with a different agent, who may or may not care about them as much as I do.

All I can do is give my clients the best service possible and hope that they will conform to the world's greatest buyer status and not the opposite. Referrals are truly the highest compliment that an agent can receive and I appreciate any and all that come my way!

As for the thunderstorms that are on the way this afternoon, I say bring them on...I will only enjoy my sunny, clear days more!

Amazing Taco Pizza Recipe That I Recently Made!

So I recently came across this taco pizza recipe on allrecipes.com and absolutely fell in love with it! I decided to feature it this month in my e-newsletter and here is the recipe:

Ingredients

- 1/2 pound ground beef
- 1 medium onion, diced
- 1 clove garlic, minced
- 1 tablespoon chili powder
- 1 teaspoon ground cumin
- 1/2 teaspoon paprika
- 1/2 teaspoon black pepper
- 1/2 teaspoon salt
- 1 (16 ounce) can refried beans
- 4 (10 inch) flour tortillas
- 1/2 cup salsa
- 1 cup shredded Cheddar cheese
- 1 cup shredded Monterey Jack cheese
- 2 green onions, chopped
- 2 roma (plum) tomatoes, diced
- 1/4 cup finely chopped jalapeno peppers
- 1/4 cup sour cream (optional)

Directions

Preheat the oven to 350 degrees F (175 degrees C). Coat 2 pie plates with non-stick cooking spray.

Place beef, onion and garlic in a skillet over medium heat. Cook until beef is evenly browned. Drain off grease. Season the meat with chili powder, cumin, paprika, salt and pepper.

Lay one tortilla in each pie plate, and cover with a layer of refried beans. Spread half of the seasoned ground beef over each one, and then cover with a second tortilla. Bake for 10 minutes in the preheated oven.

Remove the plates from the oven, and let cool slightly. Spread half of the salsa over each top tortilla. Cover each pizza with half of the Cheddar and Monterey Jack cheeses. Place half of the tomatoes, half of the green onions, and half of the jalapeno slices onto each one.

Return the pizzas to the oven, and bake for 5 to 10 more minutes, until the cheese is melted. Remove from the oven, and let cool slightly before slicing each one into 4 pieces.

Ashley's Garden Update!

Slacking isn't even the right word to use here...I'm basically ignoring my blog...not purposefully, believe me! Things have been insane and I have been out there working it in the real estate world. I did recently take a trip out to Grant Park, IL, to Wagner's and Sunrise, and I wanted to write about it and share the beginnings of my garden this year with you!

I bought TONS of flowers this year and filled the entire trunk! It's hard to stop once you get started!

I brought them home to their "adjustment period" in the garage (and my car has to "rough it" outside for a few days!) and here are some pictures from that:

A lot of the green, leafy ones are veggies. This year I am growing jalapenos, yellow bell peppers, red bell peppers, candy onions (sweeter than vidalia!), of course my famous grape tomatoes, and a huge assortment of herbs!

Here are some of my supplies - I use the organic dirt for all my veggies and herbs because I grow them in pots and don't want them exposed to any unhealthy stuff! I use the garden soil with fertilizer in it for my flowers that go in the ground.

Close up of one of my pretty pink flowers!

Here are some of my herbs: peppermint, chives, basil, parsley and the orange one in the right corner is my cilantro! I am also growing green beans and sugar snap peas from seed! And of course my green onions! Yummmmmmmmmm!

What are some of your favorite things to grow in your garden?

My Favorite Fettucini Alfredo

I know it's been a while since I've written on my blog...I've been busy, which is good! I am posting my monthly recipe with respect to my monthly e-newsletter (if you're not already signed up, you can sign up on my website at http://www.ashleywydra.com/).

I am a huge pasta lover and I love going to Olive Garden or any other restaurant with Italian food. A classic pasta dish (and very easy one to make) is Fettucini Alfredo. Below is my favorite recipe from my Betty Crocker cookbook:

Ingredients:
8 ounces uncooked fettucini
Alfredo Sauce (see recipe for sauce)
Chopped fresh parsley

Directions:
1. Cook fettucini as directed on package.
2. While fettucini is cooking, make Alfredo sauce.
3. Drain fettucini. Pour sauce over fettucini; toss until fettucini is well coated. Sprinkle with parsley.

Alfredo Sauce Recipe

Ingredients:
1/2 cup butter or stick margarine (I always use one stick of unsalted butter)
1/2 cup whipping (heavy) cream
3/4 cup grated Parmesan cheese
1/2 teaspoon salt
Dash of pepper

Directions:
Heat butter and whipping cream in 10-inch skillet (I normally use just a regular small pot) over medium heat, stirring frequently, until butter is melted and mixture starts to bubble. Reduce heat to low, simmer 6 minutes, stirring frequently, until slightly thickened. Remove from heat; stir in cheese, salt and pepper.

The key to the perfect sauce is really to keep stirring it constantly. I sometimes have someone help me and just stir while I prep the rest of the pasta. If the fettucini doesn't finish on time, I keep the sauce on a simmer flame and just keep stirring it!

Bon Appetite! : )

Busy, Busy, Busy...Busy as a Bee!

Ok, so I know I've been slacking on my blog...sorry...but I've been so busy trying to get everything together with my clients prior to the tax credit ending on April 30th. As I'm sure you are well aware by now, any first-time home buyer who is under contract by April 30 and closes by June 30 will receive up to $8,000 (based on purchase price) from the government. The same applies to existing home buyers with certain stipulations. Anyways, I'm trying to get in all the showings and everything that I can before that date, because it's a great buyer incentive to take advantage of! The clock is ticking down to the final days, so be sure to let me know if you'd like to get in any showings!

Some other things that have been going on in my life are marketing activities and such. Recently, I had a booth at the Lockport Expo on Saturday, March 27. It was a great event and I met lots of local Lockport residents, as well as other Lockport businesses. Coming up this Saturday, April 10, I will be at the Tinley Park Expo. I am so busy this week preparing for that...working on my giveaways and getting my information together. Other than that, I've just been juggling meetings and showings! I can't complain, though, I'd rather be busy than sitting around!!!!

Well, I'm glad I am getting to check in with you all today and I hope that things are going well for everyone. I'd better get back to my preparations for the expo...don't want to save it all for the last minute!

Oh and I almost forgot, I am helping out the Big Run Wolf Ranch in Lockport (http://www.bigrunwolfranch.org/). The next open house is Saturday, April 17, so I hope to see you all there!

1/4 teaspoon salt
2 tablespoons white sugar
2 teaspoons ground cinnamon

Share Your Gardening Tips

I am so happy that spring is right around the corner! I don't know about you, but I'm tired of this cold winter and ready to spend some quality time outdoors! I wanted to start a discussion to share gardening tips, advice, and knowledge.

Some of My Favorite Place to Buy Supplies

For cheap accent lighting and other garden decor, I love to go to Target or Walmart. I've even bought seeds from Target before and they turned out great.

For plants, I like to go to Lowe's or Alsip Nursery. Also, a place that my Mom introduced me to, Sunrise Greenhouse in Grant Park, IL (http://www.woldhuisfarms.com/index.html). Although it's quite a haul from Lockport, this place is like a "Sam's Club" for flowers! I normally get the majority of my garden goodies at Sunrise!

Some of My Favorite Things to Grow

I absolutely love to grow all things edible! My must-haves include grape tomatoes and green onions. Last summer, I grew candy onions (sweeter than Vidalia!), strawberries, cilantro, basil, and three breeds of lettuce, in addition. I also love my Lavendar plant that keeps my patio smelling nice! This year, I want to grow some green beans since I love eating them and some kind of roses. Any pointers?

How Can You Sell Your Home Quickly?

In this economy, sellers think that there is no way their home will sell quickly and brace themselves for months on the market. I will share with you some common, but frequently forgotten, tips to help your home sell.

1. PRICING, PRICING, PRICING! - I can't stress enough how important pricing is! Selling your beloved home is undoubtedly a very emotional experience, but it's very important to be realistic as well. I think many people are in denial of the market downturn affecting their home's value. A common mindset is that "it affected my neighbors' homes, but certainly not mine". Additionally, if a home is priced too high, you can spend as much time and effort and money as you want marketing it through every avenue available, but it isn't going to sell! REALTORS® do not set the price of your home, BUYERS do! Your home is only worth what someone is willing to spend to buy it.

2. Hire A Qualified REALTOR® - Simply putting a sign in your front yard that your home is for sale isn't enough! The only people who will actually know that your home is for sale are those people who happen to drive by and see the sign. When you list your home with a REALTOR®, your home is entered into the Multiple Listing Service (MLS) which is where many people begin their home search. At Century 21 Pride, we take advantage of every available technology to feed your listing into other popular and heavily-searched home sites such as Realtor.com, Zillow.com, and many more. We give your listing exposure to millions of potential buyers, which is not only helpful, but incredibly necessary if you want your home to sell quickly. REALTORS® also know how to sell a home and are most likely good at it! Remember, we have experience selling all kinds of homes and this isn't our first time! Before you decide to try and sell your home yourself, just weigh the options of using a REALTOR® and getting access to all of our valuable resources and knowledge.

3. Stage Your Home - Staging your home isn't as difficult or expensive as many people might believe. We're not necessarily talking about going to the extremes of emulating the homes on HGTV or hiring someone to stage your home. There are many actions you can take yourself to make your home appear more appealing to potential buyers. First off, clean up ALL clutter and put items in storage if necessary. Potential buyers do not want to see clutter and it makes your home appear smaller to them. Having only the bare minimum furniture and decor in a room makes it appear larger and gives it that "model home" feel. I will share with you a success story, from the Wall Street Journal, about a couple selling their home and using staging techniques:

"Want to know the big secret to selling a home quickly?

Make it look pretty.

Patrick McAllister and his wife Lisa Cox had an edge in that regard. Their 1917 Craftsman house was beautifully renovated with hardwood floors and bright, airy rooms. Carefully chosen artwork hangs on the walls. In the master bedroom a balcony overlooks the Seattle neighborhood of Wallingford.

The couple put their home on the market on a Friday in January, just one month before they planned to relocate to Bangkok where Mr. McAllister is starting a new job as director of housing finance for Habitat for Humanity International.

Two days later the 3,040-square-foot home had three offers and sold for $753,000—$3,000 more than the asking price.

The buyer's real-estate agent says that the couple could have gotten more. "I think if they would have priced it a little higher, they might have gotten fewer offers, but it would have sold," says Mary Durkan of Windermere Real Estate/Northwest.

Ms. Cox was just gratified they sold quickly. "I think any money we might have lost was just made up in peace of mind," she says.

That's the other part of the secret: Price the home to move. This may seem glaringly obvious, but it is increasingly important at a time when foreclosed properties dominate the market. Nationwide, "distressed property," including foreclosures and homes at risk of foreclosure, accounted for 32% of fourth quarter transactions, according to a report out Thursday from the National Association of Realtors." - The Wall Street Journal Online (http://online.wsj.com/article/SB10001424052748703630404575053232969697708.html?mod=WSJ_HomeBuyingSelling_LeftTopHeadLines)

You, too, can share in this couple's success by hiring a qualified REALTOR® and following his or her advice on pricing and staging techniques!

Please contact me today! I'd love to meet with you and discuss your needs and provide you with an in-depth analysis of your home and how I would market it. Each home is unique and different and I like to take a very targeted approach to each home that I sell. Thinking Positive Thoughts!

I think a lot of people are under the impression that most real estate agents are sitting around right now and doing nothing but playing solitaire and counting sheep in these economic circumstances, but that's not at all true! I really believe that these kinds of conditions make or break a real estate agent. It forces us to become more creative and think of new ways to generate business for ourselves. I'm very fortunate that I'm busy these days, especially with the first-time home buyer credit ending on April 30th. A lot of potential buyers are feeling the time crunch and wanting to get in to take advantage of this credit.

One of the most important things for me has been my thinking and my outlook on the industry and my situation as an agent. If I woke up everyday and thought "I think I'll sleep an extra hour or two because nothing's going on in the real estate market anyways" I wouldn't be helping myself at all. Instead, I look at it and think "there are interested buyers and sellers and I just need to figure out a more creative way to connect with them". Let me tell you...it has been paying off! I don't know whether other agents are shying away or if I am just getting lucky, but I've had many good contacts lately! I really strive to connect with my potential clients through various avenues such as social media (I have a Facebook fan page, MySpace page, this blog, etc) and community events.

I really appreciate all of you who take the time to read my blog posts and are my fans on Facebook! I hope that we can work together, whether you have immediate or future real estate needs, and I can help you sell your home or find the home of your dreams!

Don't forget, you can always search the entire MLS of available properties on my website at http://www.ashleywydra.com/! You will see the listing with all details and photos on the MLS. If you know anyone else, also, who is looking to possibly buy a home, please share this valuable resource with them! They can visit my website and see all available properties in one place!

Enjoy your Saturday everyone! : )

Too Much Is Not Always Enough...

Ever wish that there were more hours in a day? Do you sometimes feel so overwhelmed like there's no end in sight?

I think we all try and take on more than we can handle sometimes because we hate to leave anyone disappointed. I think it's important for us to take a deep breath and realize that unless we know our limits, we won't really be helping anyone by trying to accomplish too much at one time.

I'm often guilty of trying to accomplish A LOT in a short period of time. It's important to be optimistic, but you don't want to cross over from optimistic to overburdened.

Just sharing some thoughts in my head. I'd love to hear your opinion!

Happy Valentine's Day!!

Did you ever wonder how the tradition of Valentine's Day started? In honor of the holiday, I decided to do a little bit of research and I will share my findings with you:

"Saint Valentine's Day (commonly shortened to Valentine's Day) is an annual holiday held on February 14 celebrating love and affection between intimate companions. The holiday is named after one or more early Christian martyrs named Valentine and was established by Pope Gelasius I in AD 496. It is traditionally a day on which lovers express their love for each other by presenting flowers, offering confectionery, and sending greeting cards (known as "valentines"). The holiday first became associated with romantic love in the circle of Geoffrey Chaucer in the High Middle Ages, when the tradition of courtly love flourished." - Wikipedia

I visited the History Channel's website and found much more history on Valentine's Day:

"Every February, across the country, candy, flowers, and gifts are exchanged between loved ones, all in the name of St. Valentine. But who is this mysterious saint and why do we celebrate this holiday? The history of Valentine's Day — and its patron saint — is shrouded in mystery. But we do know that February has long been a month of romance. St. Valentine's Day, as we know it today, contains vestiges of both Christian and ancient Roman tradition. So, who was Saint Valentine and how did he become associated with this ancient rite? Today, the Catholic Church recognizes at least three different saints named Valentine or Valentinus, all of whom were martyred.

One legend contends that Valentine was a priest who served during the third century in Rome. When Emperor Claudius II decided that single men made better soldiers than those with wives and families, he outlawed marriage for young men — his crop of potential soldiers. Valentine, realizing the injustice of the decree, defied Claudius and continued to perform marriages for young lovers in secret. When Valentine's actions were discovered, Claudius ordered that he be put to death.

Other stories suggest that Valentine may have been killed for attempting to help Christians escape harsh Roman prisons where they were often beaten and tortured.

According to one legend, Valentine actually sent the first 'valentine' greeting himself. While in prison, it is believed that Valentine fell in love with a young girl — who may have been his jailor's daughter — who visited him during his confinement. Before his death, it is alleged that he wrote her a letter, which he signed 'From your Valentine,' an expression that is still in use today. Although the truth behind the Valentine legends is murky, the stories certainly emphasize his appeal as a sympathetic, heroic, and, most importantly, romantic figure. It's no surprise that by the Middle Ages, Valentine was one of the most popular saints in England and France.

While some believe that Valentine's Day is celebrated in the middle of February to commemorate the anniversary of Valentine's death or burial — which probably occurred around 270 A.D — others claim that the Christian church may have decided to celebrate Valentine's feast day in the middle of February in an effort to 'christianize' celebrations of the pagan Lupercalia festival. In ancient Rome, February was the official beginning of spring and was considered a time for purification. Houses were ritually cleansed by sweeping them out and then sprinkling salt and a type of wheat called spelt throughout their interiors. Lupercalia, which began at the ides of February, February 15, was a fertility festival dedicated to Faunus, the Roman god of agriculture, as well as to the Roman founders Romulus and Remus.

To begin the festival, members of the Luperci, an order of Roman priests, would gather at the sacred cave where the infants Romulus and Remus, the founders of Rome, were believed to have been cared for by a she-wolf or lupa. The priests would then sacrifice a goat, for fertility, and a dog, for purification.

The boys then sliced the goat's hide into strips, dipped them in the sacrificial blood and took to the streets, gently slapping both women and fields of crops with the goathide strips. Far from being fearful, Roman women welcomed being touched with the hides because it was believed the strips would make them more fertile in the coming year. Later in the day, according to legend, all the young women in the city would place their names in a big urn. The city's bachelors would then each choose a name out of the urn and become paired for the year with his chosen woman. These matches often ended in marriage. Pope Gelasius declared February 14 St. Valentine's Day around 498 A.D. The Roman 'lottery' system for romantic pairing was deemed un-Christian and outlawed. Later, during the Middle Ages, it was commonly believed in France and England that February 14 was the beginning of birds' mating season, which added to the idea that the middle of February — Valentine's Day — should be a day for romance. The oldest known valentine still in existence today was a poem written by Charles, Duke of Orleans to his wife while he was imprisoned in the Tower of London following his capture at the Battle of Agincourt. The greeting, which was written in 1415, is part of the manuscript collection of the British Library in London, England. Several years later, it is believed that King Henry V hired a writer named John Lydgate to compose a valentine note to Catherine of Valois.

In Great Britain, Valentine's Day began to be popularly celebrated around the seventeenth century. By the middle of the eighteenth century, it was common for friends and lovers in all social classes to exchange small tokens of affection or handwritten notes. By the end of the century, printed cards began to replace written letters due to improvements in printing technology. Ready-made cards were an easy way for people to express their emotions in a time when direct expression of one's feelings was discouraged. Cheaper postage rates also contributed to an increase in the popularity of sending Valentine's Day greetings. Americans probably began exchanging hand-made valentines in the early 1700s. In the 1840s, Esther A. Howland began to sell the first mass-produced valentines in America.

According to the Greeting Card Association, an estimated one billion valentine cards are sent each year, making Valentine's Day the second largest card-sending holiday of the year. (An estimated 2.6 billion cards are sent for Christmas.)

Approximately 85 percent of all valentines are purchased by women. In addition to the United States, Valentine's Day is celebrated in Canada, Mexico, the United Kingdom, France, and Australia.

Valentine greetings were popular as far back as the Middle Ages (written Valentine's didn't begin to appear until after 1400), and the oldest known Valentine card is on display at the British Museum. The first commercial Valentine's Day greeting cards produced in the U.S. were created in the 1840s by Esther A. Howland. Howland, known as the Mother of the Valentine, made elaborate creations with real lace, ribbons and colorful pictures known as "scrap"." - History Channel Website

Either way, Valentine's Day is a time to celebrate love and romance.

In honor of Valentine's Day, I'll share my little love story with you:

"Andy and I have been dating for 6 years and couldn't be more perfect for one another. We met at a high school dance on Valentine's Day and that was when Andy first worked up the nerve to ask me out. We've been inseparable ever since. We are now planning our wedding for August of 2011 and living in our townhouse in Lockport with our two little cairn terrier boys, Buster and Baxter. I truly feel like the luckiest woman in the entire world to be in love with my best friend!" - Ashley Wydra
